This is our terms of service that all customers agree to when they pay an invoice for our company to stage their home.
The term length is noted in the invoice paid by the customer. Please note that the actual staging rental agreement begins once furniture is placed in the property specified on the invoice, and not necessarily the agreed upon date in the invoice.
Payment is to be paid in full no later than 24 hours prior to the installation date by 12pm noon. If payment is not made on time, staging will be delayed until payment is made in full. The date and time of the reschedule is a minimum of one week from paid in full date unless Realestaged has faster availability.
Contract must be signed by the person responsible for renting the furniture from Realestaged. This person takes full responsibility for all damage to the furniture as outlined in this Terms of Service page.
If removal is requested with less than a two-day notice, there can be a $250 rush request charge for the request. Furniture in Condo’s can have up to a rush removal fee of $550. This will be billed and is due immediately to ensure no additional cost is incurred.
If removal is requested after the ownership of the staged property is changed to a new person, up to the full amount of staging furniture will be billed and due immediately to the person who paid for this invoice.
If a termination of staging service is requested after the invoice has been paid, the payer is agreeing to forfeit $400 of the total invoice paid. The remaining amount will be refunded to the clients within seven to fourteen business days via original form of payment. Client can also choose to apply the full amount toward a future staging install instead of forfeiture.
There are absolutely no full or partial refunds, under any circumstances, after the Staging Installation is complete.
If the client reschedules the staging within 1 business day of the predetermined staging deadline, there is a $250 rescheduling fee that will be billed and must be paid before the new Staging Installation date.
Please note, that this fee includes our logistics re-routing fee, labor and overhead fee and restocking fee. This must be paid in full prior to the confirmed rescheduled date for staging install.
If Client requests a change order after 12pm EST noon the day before the staging or asks for additions to the staging, there may be additional costs or fees associated with these requests depending on the size of the request. These changes can also be rejected if there is not enough time to complete the request depending on the size of the request. Clients can request, in writing, to Admin@realestaged.com what changes they would like made and a separate invoice will be sent. Once paid, the change request will be processed and scheduled.
Client further acknowledges and agrees that all the items rented shall remain at the property on the invoice until Realestaged employees remove the furniture and the client agrees that the furniture cannot be removed from the property, except by Realestaged. If furniture, décor or accessories are found to be in use and damage results, the Client may be subject to a damage fee or item replacement fee for each item in question per the market value of the furniture.
Any theft, vandalism, fire or water damage, damage by unforeseen natural causes, internal housing issues or repairs and / or animals that cause irreversible damage to the furniture, décor or accessories in any way will fully be covered by the client. This will be the market value of the furniture if purchased brand new from the original purchasing locations that Realestaged bought them from.
Our insurance partner allows the purchase of a short-term Staging Risk Management (SRM) insurance policy. The cost is $180 for a sixty-day term. This policy is a value-added benefit for a worry-free rental term. The policy covers what homeowner’s insurance usually does not and only has a $500 deductible, instead of being liable to pay the full amount if something out of your control happens. If client chooses to add their own furniture to the subject property, they must let Realestaged know, in writing, that they intend to do so within 24 hours of the installation deadline. This is to prevent furniture from accidentally being taken by Realestaged employees
Realestaged strongly discourages adding your own furniture, as it could create a non-cohesive look in the property as well as be off-brand from our company’s image. Please note that if the client chooses to add their own items, that it must be removed prior to the removal of inventory by Realestaged. The client further waives their right to the items added if they do not notify Realestaged or if they do not remove items prior to the removal of the furniture.
The property must be 100% complete ( no punch list items, no blue tape, etc ), fully cleaned, vacant ( no debris left in house, no contractors coming and going, etc ) and easily accessible ( clear pathway to door, no wet paint or concrete, etc ). If this is not the case, there can be a $250 invoice sent with the inconvenience fee and you will automatically be delayed a week until staging can be completed. We should be the very last people in the property before photography. There will be no refunds in this situation.
If the property is found to be incomplete or access to the property has been changed upon arrival and results in making the install unable to complete, there can be up to a $250 invoice sent with the inconvenience fee and the install will automatically be delayed a week until staging can be completed. There will be no refunds in this situation.
Client agrees not conduct painting or other house repairs while the furniture is being rented in the property. This could damage or soil furniture items while listing is in an active, under contract or temp off status. If this is found to be true, the client is responsible for all damages made to every item in question per Realestaged pricing plan.
Client agrees to refrain from any pest treatment while the staging furniture is in the house. If this is found to be true, the client is responsible for all damages made to every item in question per Realestaged pricing plan.
Client gives Realestaged permission to hang artwork on the walls using nails or screws. If walls are made of plaster, please inform Realestaged, so that we can make alternate hanging options and accommodations. If Client would like the walls patched after inventory removal, please email Admin@realestaged.com
Client recognizes that the furniture, décor and accessories used in the home staging are based on current real estate and interior decorating trends. Client does not reserve the right to request changes once the staging is complete. Client does not hold Realestaged responsible for the sale of the property and furthermore understands there is no guarantee that the home will sell for a certain price and / or in a pre-determined amount of time.
Client allows Realestaged the full use of photography and video taken at the subject property for personal use in business marketing both digital and print.
Each party has the authority to enter into this Contract and to perform all of its obligations under this Contract.
